Jacky was very professional and easy to communicate with - text, phone call and in person! We were able to get quotes right away and he was not pushy at all when I said I was still shopping around. The whole process was quick and seamless. I appreciate how the crew was very respectful of my neighbour's property by protecting their side using plywood. My neighbour across the street also mentioned that the crew was careful when removing the old shingles. Will recommend!

Signs your roof needs attention

A small leak can ruin a ceiling in a week. These are the signs to act on.

  • A water stain or drip on a ceiling, often near a fireplace, vent or wall corner.
  • Shingles missing, curled or lying in the yard after a windstorm.
  • Granules in the eavestroughs, or dents in metal vents and flashing after hail.
  • Daylight, damp insulation or a musty smell in the attic.
  • Ice at the roof edge, or dripping at the eaves during a winter thaw.
  • A flat roof with standing water, bubbles, cracks or soft spots underfoot.

Chinook thaws and refreezes can show up as leaks in January, not only in spring.

If the damage came from a storm, see hail damage roof repair.

Why roofs leak

The stain on the ceiling is rarely under the hole. Water runs along the deck and the rafters before it drops. A good repair starts where the water gets in, not where it shows.

  • Wind-lifted or missing shingles

Strong windstorms lift and tear them, and the bare patch lets water through.

  • Hail impact

Bruised or cracked shingles and dented flashing can leak later, even without a visible hole.

  • Failed flashing around vents, chimneys and walls

Thaw and freeze cycles move the joints and open gaps.

  • Ice and trapped meltwater

Ice at the eaves pushes water under the shingles.

  • A worn roof surface

Curling, granule loss and brittle shingles lead to leaks that keep coming back.

Roof leak repair Calgary homeowners can trust: repair or replace

Not every leak means a new roof. Repair suits limited damage on a roof that is otherwise sound. Wide wear points to replacement.

One reviewer’s roof had leaked for two years, and they planned a full replacement. They wrote that “after inspection, they proposed that replacement is not necessary” and a repair fixed the leak, done within one day.

Winter changes the plan. A temporary repair can stop the water until the weather lets someone do the lasting work. One reviewer wrote that the roofer “sent his team to help with temp repairs,” and the whole roof was replaced the following spring.

  • Repair usually makes sense when

The damage is in one spot or one slope. The shingles around it are in decent shape. The deck underneath is dry and firm.

  • Replacement is the better call when

Leaks keep returning after repairs. Wear shows across the whole roof. Storm damage covers several slopes.

We tell you which one your roof needs, even when that means the smaller job. See roof replacement if the roof is past repair.

A typical flat roof leak repair runs

$350 to $2,500

It depends on the roof and the damage.

Flat roof repairs

Flat roofs fail differently. We repair flat roofs on apartment buildings and commercial properties, including torch-on (SBS), TPO and EPDM roofs.

  • Blisters, ridges or cracks in the membrane.
  • Granule loss, curling or cupping.
  • Ponding water that does not drain.
  • Impact damage.
  • Open or unsealed laps in the membrane.
  • Deteriorated sealant.

These are Mark’s signs that a flat roof needs more than a patch.

What a repair costs

Repair cost depends on the size of the damage, the pitch and height of the roof, the materials, access and how many layers are involved. A written quote with photos is the only reliable number. The flat roof range above is the one price we publish today.

Questions about roof repair

How much does roof repair cost?

It depends on the size of the damage, the roof’s pitch and height, the materials and access. A written quote with photos is the only reliable number. A typical flat roof leak repair runs $350 to $2,500.

How do I choose a roof repair contractor?

Ask for a written quote, photos and a description of the damage. Ask who your contact is and how fast they answer. Read the Google reviews for the same complaint repeated. See our roofing contractor page.

Can a roof leak be repaired without replacing the roof?

Often yes, when the damage is limited and the rest of the roof is sound. Repeat leaks or wear across the whole roof point to replacement. See roof replacement.

What should I do if my roof is leaking right now?

Move belongings, put a bucket under the drip and take photos of the stain. Stay off a wet or icy roof. Then call 403-608-9933.

Does hail damage need to be fixed right away?

Small damage can let water in later, so get it checked. Ask any contractor for photos and a written description. See hail damage roof repair.

Do winters change how a leak is repaired?

Yes. Cold, ice and snow can make a lasting repair impossible. A temporary repair can hold until the weather improves.
