Jacky was very professional and easy to communicate with - text, phone call and in person! We were able to get quotes right away and he was not pushy at all when I said I was still shopping around. The whole process was quick and seamless. I appreciate how the crew was very respectful of my neighbour's property by protecting their side using plywood. My neighbour across the street also mentioned that the crew was careful when removing the old shingles. Will recommend!

Signs your flat roof is leaking

A flat roof can leak for months before a stain shows up. Watch for these.

  • A ceiling stain under the flat section, often a few feet from where the water really gets in.
  • Water still standing on the roof two days after rain or snowmelt.
  • Bubbles, blisters or soft spots in the membrane.
  • Open seams where one sheet overlaps the next, or edges lifting at a wall.
  • Water pooled around a drain or scupper, or streaks down the outside wall below it.
  • A leak that shows up in a chinook thaw and stops when it freezes again.

Water coming in right now? Move what you can, put a bucket under the drip and photograph the ceiling. Stay off a wet or icy roof. Then call 403-608-9933.

Where flat roofs leak

Water runs along the deck under the membrane before it drops through, so the stain rarely sits under the hole. These are the places we check first.

  • Drains and scuppers

The low point of the roof, where all the water goes. The seal around the drain fails, or grit and ice block it and the water backs up.

  • Where the roof meets a wall or parapet

The flashing that runs up the wall cracks or pulls away, and water gets in behind it.

  • Vents, pipes and rooftop units

Every hole through the roof is sealed by hand. The sealant dries out and cracks.

  • Seams and laps

Where one sheet of membrane overlaps the next. Open or unsealed laps are one of the first things Mark Dawson, our owner, looks for.

  • Ponding water

Water that sits for days works at every seam it covers, then freezes and thaws in them.

  • Hail

A flat roof faces straight up. Hail can bruise or puncture the membrane without an obvious hole. See fixing hail damage on your roof.

Flat roof repair or replacement: how we decide

Mark says most people who call “have a leak or are concerned about the state of their roof.” The answer depends on the rest of the membrane, not just the wet spot.

Spot repair

One leak at a drain, a vent, a seam or a wall, on a membrane that is otherwise sound. The damaged area is cut out and patched, and the flashing or seal around it is redone.

Larger repair

Damage across part of the roof, with wet or soft deck underneath. That area comes off, rotted wood is replaced and new membrane is tied into the old.

Replace the roof

Blisters, cracks and open laps across the whole roof, or leaks that keep coming back in new places. Another patch is money spent on a roof that is failing anyway. See flat roofing for houses or commercial roofing for buildings.

We tell you when a repair will do

Asked when he last told someone they did not need a new roof, Mark answered: “The membrane was in decent condition with no concerns to report.”

The repairs we turn down are the ones we do not think will last. If the membrane is failing across the roof, we say so and show you the photos.

A typical flat roof leak repair runs

$350 to $2,500

Where yours lands depends on:

  • How many leaks there are, and where.
  • Whether the deck under the membrane is wet or rotted.
  • Flashing at a wall, drain or vent that has to be redone.
  • How we get onto the roof: a garage, a three-storey walk-up, a roof hatch.

You get the price in writing before work starts. One customer wrote that “the final invoice was exactly what was quoted with no surprises.”

How a flat roof repair works

City Roofing crew installing a torch-on flat roof in Calgary
  1. Call or send photos

Call 403-608-9933 or send the form. Tell us where the water shows and what kind of building it is. Photos of the ceiling and the roof help.

  2. Inspection

We go up and trace the water to where it gets in: the drain, the flashing, a seam or a vent.

  3. Photos and findings

You see what we see. After one leak call, the customer wrote that the roofer “explained what he felt was the problem in very good detail and what the likely solution was.”

  4. Written quote

The scope and the price, in writing, before anything starts. Repair or replace, you choose.

  5. Repair

The damaged area is cut out, any wet deck is replaced, and new membrane and flashing go on.

  6. The next rain

That is the real test. The same customer wrote: “It rained a few nights later and we stayed dry.”

Why Calgary property owners call us about flat roof leaks

Mark Dawson started City Roofing & Exteriors in 2011. Our crews handle 200 to 300 projects a year, and our flat roof membranes are IKO. Jacky, our service manager, is the name you will see most in our reviews.

One customer called us about hail damage. They wrote that we “identified a hidden leak in my garage roof that the insurance inspector had missed.”

Flat roof repair questions

How much does flat roof repair cost in Calgary?

A typical flat roof leak repair runs $350 to $2,500. More leaks, a wet deck or flashing at a wall push it up. You get the number in writing before work starts.

Can a flat roof be repaired, or does it need replacing?

Most leaks start at one spot: a drain, a seam, a vent or the flashing at a wall. If the rest of the membrane is sound, that spot gets repaired. Blisters, cracks and open laps across the whole roof mean replacement. See flat roofing. See how torch-on, TPO and EPDM compare.

Why is the stain on my ceiling nowhere near the leak?

Water runs along the deck and the joists under the membrane before it drops. The stain can be several feet from the hole, which is why we trace it on the roof.

Can a flat roof be repaired in winter?

Sometimes. Cold, snow and ice limit what can be done properly. A temporary repair can stop the water until the weather allows the lasting fix. One customer called Jacky in December and wrote that he “sent his team to help with temp repairs.” The roof was replaced in spring.

My flat roof is leaking right now. What should I do?

Move belongings, put a container under the drip and photograph the ceiling. Stay off a wet or icy roof. Call 403-608-9933, Monday to Saturday, 8am to 7pm.

Do you repair flat roofs on condo and apartment buildings?

Yes. We repair torch-on, TPO and EPDM roofs on apartment, condo and commercial buildings. See commercial roofing.

How do I choose a flat roof repair contractor?

Ask for photos of the problem, a written scope and a written price. Ask who your contact is. Read recent Google reviews for leaks that came back. See our Calgary roofing company page for the full range of work we do.
