An asphalt shingle roof in Calgary usually lasts less than the number printed on the bundle. Basic three-tab shingles last up to about 20 years here, and architectural shingles often reach 15 to 25 years, depending on hail, sun and how well the attic breathes.
Hail is the biggest reason a Calgary roof comes up short. Here’s what shortens a roof’s life, and how to tell when yours is near the end.
How long do asphalt shingles last in Calgary?
It depends on the type. These are realistic ranges for Calgary, not the label on the package.
| Shingle | Realistic life in Calgary | Source |
|---|---|---|
| Three-tab (flat, single layer) | Up to about 20 years | City of Calgary climate guide |
| Architectural (laminated, two layers) | Roughly 15 to 25 years | What local roofers report |
| Impact-rated (Class 4) | Depends on the product and the hail it takes | Rated on new shingles only |
Does a 30-year shingle really last 30 years?
Rarely here. The number on the bundle is a warranty term, not a forecast of how long the roof will last on your house.
Most of those warranties are prorated, cover the material more than the labour, and exclude hail entirely. Our post on what a roof warranty covers and what voids it explains the fine print.
Why does small hail shorten a Calgary roof’s life?
Because the damage adds up even when nobody files a claim. Small hail knocks granules loose and bruises the shingle mat, and the roof gets a little weaker every summer.
Lab testing by the Insurance Institute for Business & Home Safety found that shingles worn by weather and repeated small hail can be up to ten times more likely to be damaged by a later large hailstorm. The study tested six products, so treat it as a warning, not a rule. In Calgary, where hail comes most summers, a roof that has never had a claim can still be closer to the end than it looks.

Do impact-rated shingles last longer?
They take hail better, which is the main thing that ends Calgary roofs early. That doesn’t make them immune.
The Class 4 rating comes from a test on new shingles. The same IBHS research found impact-resistant products only partly resisted the wear from small hail, and results varied by product. If you’re weighing the upgrade, our roof replacement cost guide covers what it adds to the price, and metal vs shingles covers the longer-life option.
What else wears shingles out faster here?
A few things Calgary has more of than most cities:
- Freeze-thaw swings, with an average of 128 cycles a year according to the City of Calgary, which work at nails, seams and flashing
- Strong sun at high elevation, which dries out the asphalt
- Chinook winds, which lift shingles that weren’t nailed to spec
- A hot, poorly ventilated attic, which cooks shingles from underneath
Ventilation and nailing also decide whether a manufacturer will honour a claim, so they matter twice.
Why does one side of your roof wear out first?
Because the slopes don’t get the same weather. The side facing the sun dries out faster, and the side facing the storms takes most of the hail.
Homeowners often find one slope curled and bald while the other still looks fine. A roof is only as young as its worst slope. When you check yours, look at every side, not just the one you see from the driveway.

How old is your Calgary roof, really?
Often it’s the age of the last big hailstorm on your street. After a major storm, whole neighbourhoods get new roofs the same summer, so those roofs also age and come due together.
If you’ve just bought a house, ask the sellers when the roof was done and whether it was an insurance replacement. If several neighbours are re-roofing at once, that’s a hint yours is from the same year. Insurers notice roof age too, and our cost guide covers what happens when they ask for a replacement at renewal.

How can you tell your shingles are near the end?
You can check most of it from the ground or a ladder at the eaves:
- Curling or cupped shingles, which open gaps where they overlap
- A steady stream of granules in the eavestroughs on an older roof
- Bald or dark patches where the granules are gone
- Cracked shingles, or patches going missing storm after storm
- Leaks or ceiling stains that keep coming back
A couple of shingles lost in one windstorm is usually a repair. Patches going missing over several storms points to a roof that’s done. If you’re not sure, our roof repair page explains when a repair is enough.
Common questions
How long do architectural shingles last in Calgary?
Roughly 15 to 25 years, by local roofers’ estimates. Hail exposure, attic ventilation and how the roof was installed decide where in that range yours lands.
Is it normal to find granules in the eavestrough?
On a new roof, yes. Loose granules wash off in the first few rains. On an older roof, a steady stream of granules is a sign the shingles are wearing out.
Are architectural shingles better than three-tab?
For most Calgary homes, yes. They’re thicker, take wind better and usually outlast three-tab, which the City of Calgary puts at up to 20 years.
Should I replace the roof before installing solar panels?
Often, yes, if the shingles are past the middle of their life. Panels have to come off and go back on for a later re-roof, which adds a second bill, so many homeowners re-roof first and put the panels on a fresh roof.
How often should you replace a shingle roof?
When it’s worn, not on a schedule. Have it checked after any big hailstorm and once it passes about 15 years, then decide on its condition.
We install IKO and Malarkey shingles, most house roofs are done in a day, and full replacements carry a limited lifetime workmanship warranty. See our roof replacement page, or call 403-608-9933 to have yours looked at.
